When are foreclosure auctions held in Georgia?
Georgia foreclosure sales are held on the first Tuesday of each month at the county courthouse. When the first Tuesday is a holiday, the sale moves to the Wednesday after. The date on your notice sets the clock for everything else.
Can a short sale stop the auction?
Only if the lender agrees to postpone the sale while it reviews the short sale, or if the home sells before the sale date. We ask for postponements on every file with a sale date. The lender, and the investor that owns the loan, make the decision. Anyone who promises to stop a foreclosure is promising something they do not control.
What does it take to get a postponement?
In our experience, a signed purchase and sale contract is what usually gets a postponement. It shows the lender a real buyer at a real price. Together with the hardship letter and financial documents, it gives the lender something concrete to review.
- A signed purchase and sale contract from a buyer
- The homeowner's hardship letter
- Recent income and bank documents
- The listing agreement and the short sale package, sent to the lender
How much time is enough?
Most homeowners reach us about two weeks before the sale. That is tight but often workable when documents come in fast. If the sale is only days away and the lender has nothing yet, call anyway. We will be honest about what is realistic.
