When are foreclosure sales held in Georgia?
Georgia foreclosure sales are held on the first Tuesday of each month at the county courthouse, or the Wednesday after when that Tuesday is a holiday. That is true in all 17 metro Atlanta counties we serve, from Fulton and DeKalb to Cherokee, Henry and Spalding. The checker above uses that calendar.
How much notice does the lender have to give in Georgia?
Georgia foreclosures usually happen without a court case. The lender must send a notice of the sale at least 30 days before it and advertise the sale in the county's legal newspaper in the weeks before it. That is why the checker treats the first sale day at least 30 days after your notice date as the earliest possible sale. Your notice names the actual date.
What can still happen before the sale date?
With My Short Sale Atlanta, the home is listed and the lender package goes in during the first week. On average the lender responds about 10 days after the listing is signed. A signed purchase and sale contract is what usually gets a sale postponed, and a typical short sale takes 60 to 90 days from listing to closing. The lender decides every step; no one can guarantee a postponement.
What if the sale is less than two weeks away?
Call now. Most homeowners reach us about two weeks before the sale, so this is common, and it is still workable. The first job is getting the package to the lender and a signed contract in place so we can ask for a postponement.
Who is a short sale not right for?
If the home would sell for more than you owe, a regular sale may let you keep the difference. If the lender has offered a loan modification you can afford, that may be the better path. If your home is listed with another agent, we cannot contact you about it, and we will not.
